A condominium is a real estate development, usually involving dwelling units, where ownership rights are divided between individuals and the entire group of owners. Typically the individual owns the space inside the unit, and maybe the interior surfaces, but all the owners together own the exterior walls, roofs, hallways, elevators, sidewalks, parking areas, and any other common areas such as meeting rooms or pools.

Condos are governed by state law, and a master document called a declaration. The declaration is recorded in the local county recorder’s office before any unit is sold, and all owners are bound by its terms. It covers such things as the duties and powers of the initial developer, dues assessments, owner voting rights, and how maintenance, repair, and insurance obligations are divided.

All owners belong to an association, which assumes overall responsibility for management; usually after the developer finished construction and all the units are sold the first time.
